Precision Optics (NASDAQ: POCI) signs a new Gardner lease and rent rises 3.0% in January

What happened

Precision Optics Corporation, Inc. (NASDAQ: POCI) signed a one-year lease on its existing Gardner, Massachusetts site.

The Oct. 28 agreement with landlord Equity Assets, Inc. covers 12,292 rentable square feet at 22-28 East Broadway. Its term began July 1, 2026 and expires June 30, 2027, and Precision Optics holds two options to extend for one year each.

Rent is $13,316.33 a month from July 1 through Dec. 31, 2026, then $13,715.82 a month for calendar 2027, with annual increases after that. The lease's rent table runs to June 30, 2029, at $14,127.29 for 2028 and $14,551.11 for the first half of 2029.

Precision Optics pays personal property taxes on the premises, and the landlord pays real estate taxes and assessments. The lease allows use of the space for design, development and manufacturing of optical components and products for advanced medical, industrial, aerospace and military applications.

Why it matters

The lease keeps in place the Gardner site where Precision Optics is permitted to design and manufacture optical products. OptimistFi has argued that the company must turn engineering programs into repeatable manufacturing volume for medical and defense customers, and this agreement neither adds capacity nor removes it. The lease leaves that view unchanged.

By OptimistFi's calculation, the January 2027 step-up adds $399.49 a month, or 3.0%, over the 2026 rate. The lease sets the same 3.0% annual pace for later increases.

The commitment is also short. The lease covers the existing location rather than new space, and occupancy past June 30, 2027 would require using one of the two extension options.

What's next

Precision Optics' next quarterly report will show whether occupancy costs move operating expenses or cash flow.

To extend the term past June 30, 2027, the company must give the landlord written notice at least six months before that date. An exercised option would add one year to the Gardner commitment.
